We follow the RIBA Plan of Work — the industry-standard framework for architectural projects. Here’s what working with Woods Architects looks like, stage by stage.
It starts with a conversation. We offer a free 30-minute consultation to understand your project, your brief and your budget. If the project looks viable, we’ll recommend a feasibility study — a brief assessment of design options, planning prospects and indicative costs. This gives you the clarity to decide whether to proceed before committing to a full commission.
Typical duration: 2–4 weeks
Deliverable: Feasibility report with sketch options and planning assessment
We develop your brief into a design concept — exploring how the space will work, how it relates to the existing building and how it sits within its site. We present options, gather your feedback and refine the design until we have a scheme you’re confident in. This is where the project takes shape.
Typical duration: 4–8 weeks
Deliverable: Concept design drawings, 3D visuals, design report
Where planning permission is required, we prepare and submit the application. This includes all drawings, the Design and Access Statement, and any supporting documents (heritage statement, ecology report, etc.). We manage the process with the local planning authority and respond to any queries or conditions.
Typical duration: 8–13 weeks for determination (from submission)
Deliverable: Planning approval (or permitted development certificate)
Once planning is secured, we develop the design in full technical detail — enough for a contractor to price and build from. This includes structural coordination, specification of materials and finishes, and full building regulations drawings. We work with structural engineers and other consultants at this stage.
Typical duration: 6–10 weeks
Deliverable: Technical drawings, specification, building regulations approval
We help you appoint the right contractor for your project. This may involve preparing a tender package, approaching selected contractors, reviewing their quotes and advising on the contract. We can recommend trusted contractors we’ve worked with before, or work with a contractor you’ve already identified.
Typical duration: 3–6 weeks
Deliverable: Signed building contract, agreed programme
During construction, we act as your representative on site — making regular inspections, issuing instructions, reviewing progress against the programme, and certifying payments. If problems arise (and on most projects, something unexpected does), we resolve them quickly. Our involvement on site is one of the most valuable things we do.
