We handle the full process: initial consultation and site analysis, design development, planning permission, building regulations, tendering, and construction administration. You deal directly with your architect throughout.
02 — What's Involved

Every project is different, but the principles are the same. Here's what makes this service work.

Permitted development
Where possible we design within PD rights to avoid the need for planning permission. Where planning is required, we know how to make it succeed.

Article 4 areas
Many streets have Article 4 directions that restrict PD. We understand these and can advise early on whether your project needs planning consent.

Conservation areas
Extensions to homes in conservation areas need sensitive design. We have deep experience of conservation area policy across the Isle of Wight and London.

Party walls
Where required, we coordinate with party wall surveyors and make sure the design works with party wall considerations baked in from the start.

From first conversation to final handover.
We follow the RIBA Plan of Work, adapted to your project's scale. Three core stages, broken down further in the proposal.

Listen & Analyse
Initial conversation, site visit, brief development and a clear written proposal. You know exactly what you're getting and what it will cost before we begin.
Step 02
Design & Plan
Concept design, planning applications, technical design and specification. We work closely with you at every stage — design is a conversation, not a delivery.
Step 03
Build & Deliver
Tender, contract administration and construction. We stay involved on site, protecting the design and solving problems as they arise until final handover.
