Pre-application advice
Wherever possible we secure pre-application feedback from the planning authority before committing to a full submission. This dramatically reduces risk.

Design & Access Statements
Every major application needs a Design & Access Statement. We write these in-house to support our design approach.

Appeals and refusals
Not every application succeeds first time. Where we think a refusal is wrong, we prepare written representation appeals or hearing submissions.

Planning strategy
For complex projects we develop a phased planning strategy — pre-application, outline, full, reserved matters, amendments — to get the most favourable outcome.

We follow the RIBA Plan of Work, adapted to your project's scale. Three core stages, broken down further in the proposal.

Initial conversation, site visit, brief development and a clear written proposal. You know exactly what you're getting and what it will cost before we begin.
Step 02
Design & Plan
Concept design, planning applications, technical design and specification. We work closely with you at every stage — design is a conversation, not a delivery.
Step 03
Build & Deliver
Tender, contract administration and construction. We stay involved on site, protecting the design and solving problems as they arise until final handover.
