The Isle of Wight’s planning framework is set out in the Island Plan Core Strategy, supplemented by more recent Development Plan Documents. The island has a strong emphasis on protecting its natural landscape — much of the island falls within an Area of Outstanding Natural Beauty (AONB) — and its historic built environment.
When assessing planning applications, officers at the Isle of Wight Council will consider:
- The impact on the character and appearance of the area
- The effect on neighbouring amenity (light, privacy, outlook)
- Compliance with the Isle of Wight Council’s design guidance
- Highway and access considerations
- Environmental impact, including impact on the AONB where relevant

Conservation Areas on the Isle of Wight
The Isle of Wight has over 30 conservation areas, covering many of the island’s most attractive town and village centres. Properties within conservation areas face additional planning restrictions, including:

- Requirements for prior approval before certain permitted development works
- Additional scrutiny of the design and materials of proposed extensions
Listed Buildings on the Isle of Wight
The Isle of Wight has a significant number of listed buildings, including many farmhouses, cottages, churches, and historic town houses. If your property is listed, any works — however minor — require listed building consent in addition to any planning permission.
