Making More of What You Have
An extension is one of the most impactful investments you can make in your home. Done well, it transforms how you live, adds significant value, and creates spaces tailored exactly to your needs. Here are ten ideas to spark your thinking.
1. Rear Kitchen Extension
The classic choice — extending into the garden to create a large, open-plan kitchen-dining space. Bi-fold or sliding doors onto a terrace blur the boundary between inside and out. Rear extensions under 4m (detached) or 3m (semi/terraced) often fall within Permitted Development.
2. Side Return Extension
Many terraced and semi-detached homes have a narrow side alley that goes largely unused. Infilling this creates a wider kitchen or utility area without significantly reducing garden space. A popular choice in London and IoW Victorian terraces.
3. Wraparound Extension
Combines a rear extension with a side return for an L-shaped addition. Creates the maximum ground-floor footprint and is particularly effective for families who need a large open-plan living area.
4. Two-Storey Extension
Adds living space on both ground and first floors simultaneously. The additional cost over a single storey is relatively small, making the cost per square metre very efficient. Great for adding a bedroom and bathroom above a new kitchen.
5. Garden Room / Studio
A detached or linked structure at the end of the garden — increasingly popular as a home office, studio, or gym. Depending on size and use, many garden rooms fall within Permitted Development.
6. Over-Garage Extension
Converting the void above a garage into a bedroom, study, or bathroom. Often requires minimal structural work if the garage was built with future extension in mind.
7. Sunroom / Garden Room Addition
A glazed extension that floods the home with light — particularly effective on south-facing elevations. Can be designed to be thermally efficient year-round with the right specification.
8. Basement Extension
Where topography allows, digging down can add substantial space without affecting the garden. More complex and costly, but particularly valuable on constrained urban plots.
9. Porch Extension
A small but impactful addition that creates a practical entrance lobby. Often within Permitted Development and significantly improves thermal performance and kerb appeal.
10. First-Floor Extension over a Flat-Roof Garage
One of the most cost-effective ways to add a bedroom. The existing flat roof often provides a ready-made structural platform for a new room above.
